Marina-front property can combine waterfront views with restaurants, boating and a managed environment. The value proposition depends on more than proximity to yachts: buyers need clarity on dock rights, water access, shared infrastructure and the financial health of the development.

A residence overlooking a marina does not necessarily include a berth, and a berth may have separate title, fees, size limits and operating rules. Treat each right as a document to verify.

Confirm whether any berth is owned, leased, licensed or assigned, and whether it transfers with the property. Review permitted vessel dimensions, utilities, insurance, subletting and marina operating rules.

Inspect the waterfront building

Salt air and humidity affect metalwork, air-conditioning, windows, doors and electrical systems. Review façade, roof, elevator, generator and water-system maintenance as well as the apartment itself.

Observe service traffic, nightlife, lighting, odors and noise at different times. Marina activity can be part of the appeal, but it should match the buyer’s expectations.

Model fees and rental use

Combine condominium dues, marina charges, utilities, insurance, management and reserves. Review association and marina budgets separately if both apply.

Verify rental rules, guest registration, parking and dock use for renters. A boating-oriented property may attract a specific market but require more operational coordination.
