Simpson Bay is the one neighborhood on Sint Maarten where you can live without planning your day around a car. Restaurants and bars line Welfare Road, the beach runs along one side, four marinas sit on the other, and the terminal at Princess Juliana International Airport is five minutes away.

That combination gives Simpson Bay the broadest rental demand and the widest buyer pool on the island. It is why an apartment here rarely sits empty, whether you let it to holiday guests in February or to a yacht captain for the season.

What follows is the practical version: what you can buy, what different budgets get you, and the things people only mention after you have moved in.

What Simpson Bay actually is

Picture a narrow strip of land with the Caribbean Sea on one side and Simpson Bay Lagoon on the other. The lagoon is one of the largest inland lagoons in the Caribbean and is shared by both nations. The strip carries the main road, the restaurants, the shops and most of the housing.

At the western end sits the runway. At the eastern end the road climbs toward Pelican Key and Billy Folly Road, then runs on to Cole Bay. In the middle is the Simpson Bay bridge, which opens on a schedule for yachts. Locals plan around it. If you have a flight you check the opening times, and if you miss the window you take the Causeway.

Everything else is reachable from here. Philipsburg, Front Street and Port St. Maarten are about twenty minutes east. Cupecoy and Mullet Bay Golf Course are ten minutes west. Ferries to Saba and St. Barths run from here, and Anguilla is a short crossing from Marigot.

The lagoon and the yachting economy

Simpson Bay Marina, Palapa Marina, Isle de Sol and Yacht Club Port de Plaisance sit within minutes of each other, and together they make this the working center of the marine industry in the northeastern Caribbean. Refit yards, chandlers, riggers and provisioners all operate around the lagoon.

For a buyer this is not decoration. It is a second economy on top of tourism. Captains, engineers and marine trades need housing from roughly November through spring, and they pay for being near the boat. During the Heineken Regatta in early March the whole area is full.

It also means Simpson Bay has demand in months when purely tourist areas soften, which is the most important thing to understand about owning here.

Restaurants, nightlife and walkability

The restaurant strip is the densest on the Dutch side. You can eat somewhere different every night for a month, mostly on foot. Supermarkets, pharmacies, dive shops, banks and a gas station sit in the same few hundred metres.

Nightlife is real here and it runs late in season. That is either the reason you buy in Simpson Bay or the reason you buy in Pelican Key instead. There is no middle position.

The beach

Simpson Bay Beach is a long curve of sand facing west, so the sunsets are the sales pitch. It is calm, easy for swimming, and dotted with beach bars rather than solidly built up. At the eastern end it runs into Kim Sha beach at the foot of Pelican Key, the livelier section.

Why rental demand here is the broadest on the island

Most neighborhoods have one source of demand. Simpson Bay has three, and they peak at different times.

  • Holiday guests. High season runs from about mid December to mid April, plus March events including the Heineken Regatta and SXM Festival, and Carnival on the Dutch side around April and May.
  • Marine industry crew and trades. Season based, tied to the yachts in the lagoon, and usually looking for stays of a month or longer.
  • Longer stay residents and professionals. People working on island who want to walk to work and to dinner, and who rent year round.

What you can buy in Simpson Bay

Beach side condos

Buildings on the sand or one row back, facing the sunset. The strongest rental performers and the easiest to resell. Also the most weather exposed, so ask about the roof, impact glass or shutters and the insurance history.

Lagoon side apartments and marina residences

Calm water, boats going by, and usually better value per square foot than the beach side. Popular with owners who keep a boat, and with anyone who prefers a quiet morning to a beach view.

Apartments above the strip

Older buildings in the middle of the action. This is where the entry level of the market lives. Rental demand is excellent, resale is straightforward, and noise is the trade you make.

Houses on the slopes at either end

Where the land rises toward Pelican Key on one side and Cole Bay on the other, you find houses with views over the lagoon and the sea. You gain space and quiet, and you start needing the car again.

Mixed use and commercial

Simpson Bay is one of the few places on the island where a building with retail or restaurant space at street level and apartments above is a normal purchase. Two income streams, one roof, and a different set of questions to ask.

What different budgets buy

Simpson Bay has the widest price spread on the island, because a small older apartment and a beachfront penthouse can sit two hundred metres apart. Check the live listings for current numbers.

Within every band, the same three factors drive price more than size does: how close you are to the water, which way the terrace faces, and how well the building is run.

Closing costs and running costs

On the Dutch side, budget roughly 5 to 6 percent of the purchase price to complete, made up of 4 percent transfer tax and roughly 1 to 2 percent in notary fees. With a local mortgage it usually rises to about 6 to 7 percent, because of the mortgage deed and its registration. There is no annual property tax and no capital gains tax on resale.

The notary is a neutral officer of the law. They act for the transaction, not for you or the seller: verifying title, drafting the deed of transfer, confirming taxes are settled and registering it at the Kadaster. Model your figures with the buyer cost guidance, then confirm them with a notary or tax adviser before you commit, because rules change.

Ongoing, budget for association dues, insurance with windstorm cover, and GEBE electricity and water, which are expensive by regional standards. Ask for twelve months of dues statements and utility bills, and in a nightly rental building ask how wear on shared areas is funded.

The honest drawbacks

  • Noise. On the busiest part of the strip, music runs late in season and aircraft are part of the soundtrack at the western end. This is not a quiet neighborhood and no amount of glass fixes that.
  • Traffic and the bridge. There is one main road. When the Simpson Bay bridge opens, or a cruise day and rush hour overlap, the strip stops moving.
  • It is not the postcard Caribbean. This is a working, built up town with commercial buildings, utility poles and busy sidewalks. If your mental image is an empty beach and silence, look at Dawn Beach or Guana Bay.
  • Older stock. Plenty of buildings predate Irma, which made landfall on 6 September 2017. Some were rebuilt properly and some were patched. Ask exactly what was done and when.
  • Rental turnover. A building full of nightly rentals lives differently from a building full of owners. Ask what the mix is before you buy a home here.

Who Simpson Bay suits

Buy here if you want to walk to dinner, if you want the shortest run to the airport, if you keep a boat in the lagoon, or if rental income is a real part of the plan. It suits people who would rather hear a bar at midnight than drive twenty minutes for a restaurant.

Look elsewhere if you want silence and a garden. Pelican Key is five minutes away and gives you calm with almost the same convenience, which is why so many buyers end up comparing the two.

How close is the airport?

Around five minutes by car from most of the neighborhood, which is the main reason owners who travel often choose Simpson Bay. Allow more if the bridge is opening, and use the Causeway as the alternative route.

What should I check before buying an apartment here?

Rental rules and minimum stays, twelve months of dues statements, the reserve fund balance, insurance and windstorm cover, what was rebuilt after Irma, and the ratio of owners to nightly rentals in the building.
