Vacant land can offer the freedom to design for a view, family or investment plan, but the purchase price is only one part of the project. In Sint Maarten, slope, access, drainage, utilities and construction logistics can change feasibility quickly.

Treat land as a proposed development, not an empty version of a completed home. The key question is whether your intended building can be approved, engineered, accessed and delivered within the total budget.

Obtain cadastral information and a current survey. Confirm the parcel boundaries, registered access, easements, restrictions and any community or architectural controls. A visible road does not automatically establish adequate legal access.

Ask qualified advisers to confirm permitted use and the approvals required. Do not rely on a neighboring building as proof that your design will be accepted.

Investigate the physical site

Commission appropriate topographic, geotechnical, drainage and engineering work before a non-refundable commitment. Slope, rock, fill, groundwater and runoff can affect foundation and retaining costs.

Price the entire path to occupancy

Confirm where materials can be stored, how trucks and cranes enter and whether construction rules limit hours. Logistics can materially affect cost and schedule.
