Cupecoy is the condo capital of Sint Maarten. If you want a home with an elevator, a pool, a gate and a view of the Caribbean, and you want to be through the terminal at Princess Juliana International Airport in about twenty minutes, this is the neighborhood that keeps coming up.
It sits at the western end of the Dutch side, on sandstone cliffs above a run of small coves, with Mullet Bay Golf Course on one side and the French border at the Lowlands on the other. Porto Cupecoy gives it a marina and a restaurant square, which is what separates Cupecoy from every other condo cluster on the island.
Here is what the area is actually like to own in: the buildings, the rental picture, the dues, and the reasons some buyers should look elsewhere.
Where Cupecoy sits, and what that gets you
Cupecoy is the last Dutch neighborhood before the border. Drive west and you are in Terres Basses within minutes, with Baie Longue and Baie Rouge in front of you. Drive east and you pass Mullet Bay beach, then Maho Plaza and the Sunset Bar and Grill at the end of the runway, then Simpson Bay.
That position explains the demand. Golf, beaches on both sides of the border, the restaurant strip on Welfare Road, and the airport are all inside a short drive. Marigot is fifteen to twenty minutes away along the lagoon road, which matters if you like the market there.
It also means you sit west of the traffic that clogs Airport Road and the Simpson Bay bridge. Owners who fly out monthly notice this. When the bridge opens for yachts moving into Simpson Bay Lagoon, Cupecoy is on the right side of the queue for the airport.
Porto Cupecoy is what makes the neighborhood work
Porto Cupecoy is a marina village built around a square: berths on the water, apartments above, a supermarket, and restaurants at ground level. It functions as the town center for the western end of the island. You can walk down for coffee, groceries and dinner without moving your car, which is unusual outside Simpson Bay and Grand Case.
It also gives Cupecoy a rhythm. The square is quiet on a Tuesday in September and busy through high season from mid December to mid April, and it fills again during the Heineken Regatta in early March. If you are buying to rent, that seasonality is your revenue curve.
Blue Mall is up the hill for retail, and Maho Plaza is a few minutes east for casinos, bars and more shops. Between the three, Cupecoy owners rarely need to drive to Philipsburg except for Front Street shopping or Port St. Maarten.
The beach and the cliffs
Cupecoy Beach is not a long flat stretch of sand. It is a series of coves under sandstone cliffs, reached by steps, and the sand shifts with the season and the swell. It is beautiful and it is a real beach. But if you want to walk out of a lobby onto wide sand every morning, Mullet Bay beach is two minutes away and is the better daily option.
The mix of buildings
Cupecoy is not one product. Buyers who tour it in a day see three or four very different things. It helps to sort the stock into categories.
Larger complexes with full amenities
Multiple floors, elevators, a gate and security, a pool deck, covered parking, and on site management. These are the easiest to own from abroad and the easiest to rent. They also carry the highest association dues, because someone is paying for all of that.
Smaller buildings
Fewer units, lower dues, more direct control among the owners, and often more character. The trade is that a small association has a thinner reserve fund, so a roof or an elevator becomes a special assessment rather than a line item.

Older stock and rebuilds
Irma made landfall on 6 September 2017 and reset the building stock across Sint Maarten. Cupecoy has buildings that were fully rebuilt afterward and buildings that were repaired. Ask which one you are looking at, and ask about the roof, the impact glass or shutters, and the insurance history. This single question separates two very different purchases.
What your money buys at different levels

One rule holds across all four bands: the view, the floor and the direction the terrace faces move the price more than the square footage does. Two identical layouts in the same building can sit far apart in value.
Rental appeal
Cupecoy rents well. Guests recognise the format immediately: a secure building with a pool, a lift and a parking space is what most visitors from North America and Europe expect.
Demand comes from three directions. Holiday guests in high season, golfers and repeat visitors who want to be near Mullet Bay, and seasonal residents taking longer stays of a month or more. Longer bookings are the quiet advantage of Cupecoy over the nightly market in Maho, because they cost less to service and leave less wear.
Two things determine whether a specific unit performs: whether the association permits short term rental, and how the building is managed. Confirm the rental rules in writing before you make an offer. Association dues and the real cost of ownership
Dues in Cupecoy buildings are a serious monthly number, and they are the item buyers most often underestimate. High dues are not automatically bad. A building with a funded reserve, a working generator and real security is worth paying for. What you want to avoid is high dues with nothing behind them.

On the Dutch side, expect roughly 5 to 6 percent of the purchase price in closing costs: 4 percent transfer tax plus roughly 1 to 2 percent in notary fees, rising to about 6 to 7 percent with a local mortgage. There is no annual property tax and no capital gains tax on resale. The notary is a neutral officer of the law who acts for the transaction, verifies title and registers it at the Kadaster. Confirm final figures with a notary or tax adviser, because rules change.
The honest drawbacks
- Density. Cupecoy is condos, and buildings sit close together. Views can be lost when a neighbouring parcel is developed, so ask what is approved next door and what sits between you and the water.
- Nightlife proximity. Most of Cupecoy is quiet, but a few buildings are within earshot of bars, and Maho is a short distance east. Stand on the actual terrace after dark before you decide.
- The airport. The runway is close. You mostly see the traffic rather than hear it, but flight paths are a matter of taste, and no floor plan tells you how you will feel about it.
- Dues. Monthly costs here are among the highest on the island. Budget for them from day one, not after closing.
- It is not a village. Outside Porto Cupecoy, there is no walkable local life. You will drive for most errands.
Who should buy in Cupecoy, and who should not
Buy here if you want a lock up and leave home you can close, lock and fly out of within half an hour. Buy here if you play golf, if you want a modern building rather than a renovation project, or if you want a rental that guests understand at a glance.
Look elsewhere if you want land, a garden or a house with no shared walls. Terres Basses, Almond Grove and Guana Bay are better answers. Look elsewhere if you want a dozen restaurants on foot, which is Simpson Bay. And look elsewhere if a monthly association fee would bother you, because here it is part of the purchase.

Less than people expect. Maho takes the famous approach over the beach, and Cupecoy sits further west, so most owners describe aircraft as something they watch rather than something that wakes them. Noise varies by building and orientation, so visit the specific unit.

Usually yes, but it depends entirely on the association. Some buildings welcome nightly rental and have on site management set up for it. Others set minimum stays. Get the rules in writing before you commit.
