Sint Maarten Property Viewings: Access and Everyday Comfort Checklist

Anteil

A property can look spacious in photographs and still be awkward to use. When viewing a home in Sint Maarten or Saint Martin, follow the route you would actually take from arrival to the rooms you use every day. This checklist helps you describe your needs to an agent and compare homes consistently. It does not certify a property as accessible or establish compliance with any building standard.

Tell your agent what needs to work

Describe practical requirements before arranging viewings: step free entry, a bedroom and bathroom on the same level, parking near the entrance, space to turn, or an elevator. You do not need to share a diagnosis to explain a layout requirement. If specific dimensions matter, bring those measurements and ask for confirmation before travelling.

Separate essentials from preferences. For example, avoiding stairs may be essential while having a pool may be optional. Ask for current photographs or a continuous walkthrough showing the arrival route rather than relying on a single room photo.

Follow the full arrival route

  • Where is the actual parking or drop off point?
  • Are there steps, uneven surfaces, thresholds or steep sections between that point and the entrance?
  • Can doors and gates be opened comfortably, and is there room to wait while they open?
  • Is lighting adequate along the route?
  • If access depends on an elevator, what alternatives and assistance arrangements exist when it is unavailable?

For a condo, inspect the common entrance as well as the private unit. A ground floor label alone does not establish a step free route. Ask permission before measuring or photographing shared areas, and keep photographs free of neighbors’ private details.

Check the rooms as a connected route

Walk from the entrance to the living area, kitchen, bedroom and bathroom. Record the narrowest points and any changes in level. Ask whether furniture shown in a listing is included, because a furnished layout may differ from how you intend to use the room.

In the kitchen, consider reach, circulation and appliance door clearance. In the bathroom, note the shower entry, available space and door movement. If modifications would be necessary, have a qualified professional assess feasibility. Do not assume that a wall can be moved or that a support can be installed safely.

Look beyond the private interior

Check access to laundry, storage, mail collection, waste disposal and shared facilities that you expect to use. For balconies and terraces, note thresholds and the route back inside. Ask the manager about rules and approval processes for changes to common or external areas. Obtain written answers when a feature is essential to your decision.

Assess everyday comfort

Visit at a useful time for your routine when possible. Listen for noise, look at glare in the room where you would work, and consider ventilation and cooling. A short visit cannot establish conditions throughout the year, so ask targeted follow up questions and record the source of each answer.

If an essential feature relies on electricity, include it in your questions about backup arrangements. The internet, power and water viewing checklist explains how to separate installed equipment from verified capability.

Use a simple decision sheet

  • Requirement: the practical feature you need.
  • Observed: what you personally saw or measured.
  • Confirmed: the document or person supporting the answer.
  • Unresolved: what still requires inspection, approval or a quotation.
  • Decision: suitable now, needs professional review, or does not meet an essential requirement.

Keep unknowns visible. A promising property that needs a professional assessment should stay in that category until the assessment is complete. This helps avoid comparing a verified feature in one home with an assumption in another.
