The east coast of Sint Maarten is where you buy if you want space, a view and quiet, and you accept that you will drive for dinner. Dawn Beach faces the Atlantic, so the sun comes up over open water in front of you. Density is low and the pace is slower than anywhere on the busy southwestern side.

This is a different purchase from Simpson Bay or Maho. Those areas sell convenience and activity. The east coast sells calm, larger plots and a morning view most of the island does not have. Rental demand here is real, but it is more seasonal and more resort driven than in the districts near the airport.

Below is what the area contains, what you can buy, what it costs to close, how it performs as a rental, and the drawbacks that never appear in listing photos.

Where the east coast is

The east coast runs from Oyster Pond in the north, down past Dawn Beach, toward Guana Bay and Point Blanche. It sits on the Dutch side, although Oyster Pond itself straddles the border. The land climbs fast from the shore, which is why the housing here is elevated and why the views are what they are. Your route in and out is Sucker Garden Road, which drops you into Philipsburg.

Allowing for normal traffic:

  • Philipsburg, Front Street and Port St. Maarten: about fifteen minutes down Sucker Garden Road.
  • Princess Juliana International Airport: thirty to forty minutes, longer when Airport Road is busy.
  • Sint Maarten Medical Center in Cay Hill: roughly twenty minutes.
  • Simpson Bay and Maho for dinner: allow half an hour each way.
  • Orient Bay and Grand Case: a straightforward drive over the hill through Cul de Sac.

One underrated advantage sits in that list. Living out here means you almost never queue for a Simpson Bay bridge opening, which is the most reliable way to lose twenty minutes of your day on this island. Nothing is far in absolute terms on 37 square miles. What changes is that errands become drives rather than walks.

What it feels like day to day

Mornings are the reason people buy here. The sun rises over open Atlantic water and the light hits the front of the house rather than the back. Evenings are quiet, and on most nights the loudest thing you hear is surf on the reef.

The Atlantic side is breezier than the lagoon side, which is mostly a benefit. The trade wind keeps temperatures down, cuts humidity and keeps mosquitoes moving. It also means salt in the air, spray on glass and railings, and a livelier sea than the flat water inside Simpson Bay Lagoon. Some days Dawn Beach is calm and clear. Other days it has a real swell. Guana Bay, just south, is known locally for surf and current rather than easy swimming, which tells you something about this coastline. Density is low: far fewer units per acre than Cupecoy or Maho, and what exists is spread out.

Oyster Pond and the marina

Oyster Pond is a natural harbour at the northern end of this stretch, sheltered enough that boats sit quietly through most conditions. Oyster Bay Marina gives the area a boating culture the rest of the east coast does not have. You are also minutes from Cul de Sac on the French side, where the boats leave for Pinel Island.

The border runs through Oyster Pond, so some properties are Dutch and some are French. That changes the tax position, the currency and the closing process, so confirm which side a property sits on before you get attached to it. Housing around the pond runs to marina apartments, townhouses and hillside homes looking over the water. It is residential rather than commercial, and it goes quiet early.

What you can buy on the east coast

Resort and beachfront condominiums

Dawn Beach has condominium stock attached to or beside resort operations. These units usually come furnished, sit in a managed building with a front desk, pool and beach access, and can often go into a rental program. They are the easiest option if you want a property that works while you are not here. They also carry the highest association dues on this coast, because you are paying for staff, grounds and insurance on a large shared asset.

Hillside villas and houses

Above the shoreline and through the hills toward Guana Bay you find detached homes on larger plots, most with a pool and an ocean view. This is where you get the most space per dollar on the island. The trade is maintenance. A house on a windy slope near salt water needs constant attention: paint, railings, pumps, the pool, the garden and the access road.

Marina apartments and townhouses

Around Oyster Pond you find apartments and townhouses with water views and, in some cases, dock access. They suit boat owners and anyone who prefers looking at moving water to open ocean. Check the marina arrangement in writing, because a slip at Oyster Bay Marina is a separate asset from an apartment and the two do not always transfer together.

There is still buildable land here, more than in the southwest. Building takes longer and costs more than most first time buyers expect, because materials are imported and good trades are busy. Price the build properly and confirm access, GEBE connection and permitted use first.

Who the east coast suits

It works well for:

  • Buyers who want space, a view and privacy more than walkability.

  • People who dislike driving winding hill roads at night.
  • Frequent flyers who want to be fifteen minutes from SXM.

Rental potential, honestly

The east coast rents. It does not rent like Maho, where guests walk to the beach at the end of the runway and to the Sunset Bar and Grill. High season runs roughly mid December through mid April, and that is when this coast performs. Guests who book out here want a view, a pool, quiet and a rental car.

  1. Occupancy is more seasonal. Expect a strong winter and a soft stretch from late August into October, which is both low season and the peak of hurricane season. Model the full year, not the peak week.
  2. Managed units smooth the curve. A unit inside a rental program usually holds occupancy better than a villa marketed alone, but the program takes a share of revenue.
  3. Villa weeks can be strong. Christmas and New Year are the highest priced weeks of the year, and the Heineken Regatta in early March pulls demand across the whole island.

Gross rent is not income. Deduct management, cleaning, platform fees, GEBE bills, insurance, dues and a real maintenance allowance. The notary is a neutral officer of the law and acts for neither party. They verify title, draft the deed of transfer, confirm outstanding taxes are settled and register the transfer at the Kadaster. Property here is priced and traded in US dollars in practice. Estimate your own figure with the buyer cost guidance. Rules change, so confirm the current position with the notary handling your file, or with a tax adviser, before you sign.

What to check before you commit

  1. Rebuild history. Hurricane Irma made landfall on 6 September 2017 as a category 5 storm and reset the island’s building stock. Ask what was rebuilt, when, and to what standard.
  2. Roof, shutters and glass. On this coast these are working parts, not details.
  3. Insurance. Ask for the current policy, the premium and the claims history. Windstorm cover is a material cost line.
  4. Water and power. Cistern capacity, pumps, solar, inverter and battery. GEBE outages happen, and many owners here have already solved for that.
  5. Salt and access. Inspect railings, fixtures and window frames on the seaward side, then drive the access road yourself, in the rain if you can.
  6. Association and rental rules. Ask for the budget, the reserve balance, two years of minutes, and written confirmation that short term rental is allowed if that is your plan.

Is Dawn Beach too far from everything?

It depends how you live. Philipsburg is about fifteen minutes down Sucker Garden Road and the airport is thirty to forty minutes. Groceries and daily needs are manageable. What you give up is walkable dining, so you will drive in the evening.

Yes. There is no nationality restriction on freehold ownership on either side of the island, and the process is the same as it is for a resident. Dutch side transactions are handled in US dollars in practice.

Is the Atlantic side rough for swimming?

It varies. Dawn Beach has protected sections and plenty of calm days, but conditions change with the swell far more than at Mullet Bay or inside Simpson Bay Lagoon. Guana Bay in particular is a looking beach rather than a casual swimming beach.

Is Oyster Pond Dutch or French?

Both. The border runs through the area, so individual properties can be either. It matters, because the two sides have different closing costs, different annual taxes and different currencies. Confirm before you make an offer.

How does the east coast compare with Indigo Bay?

Indigo Bay is a newer master planned development on the south coast, with modern construction and easier access to Cole Bay and the airport. The east coast gives you more land, more quiet and better sunrise views.

The east coast is an honest trade. You get sunrise over the Atlantic, more land, more quiet and fewer neighbors. You give up walkable dining, some rental consistency in the shoulder months and a shorter run to SXM. Buyers who know which of those they value tend to be very happy out here.
